BOOKING CONDITIONS


 
 A) LOCATION AND DESCRIPTION OF PROPERTIES
Each property description gives general information on the location of the property, specifying the distances in kilometres from the closest cities; the description also gives the most important characteristics of the property, the base conditions relative to the vacation period and the unit prices; all of the other information (addresses, phone numbers and the exact route for reaching the destination will be provided once the reservation has been made.

B) CONDITIONS
The procedures that govern the vacation period are defined based on the conditions and the terms set by the property owner.
DREAM HOLIDAYS undertakes to keep the proposal Catalogues carefully updated.
Some services are only available in certain periods of the year.
Any special requests must be sent by the client when making the reservation; these conditions may be the object of specific agreements, subject to the feasibility of their implementation.

C) PROPERTY DIMENSIONS
Any information provided in the single descriptions regarding indoor surface areas, garden size, parks, pools, etc. are understood to be indicative.

D) GUESTS
At the moment the reservation is made, the client must complete the special reservation form with all of the names and ages of the guests. The maximum number of guests, explicitly indicated in the Catalogues, cannot be exceeded. Any modifications to the same must be agreed upon. Dream Holidays must be informed and must approve any substitutions or the arrival of additional guests in the course of the vacation period, in agreement with the owner who will be responsible for collecting any additional payments.
If the client fails to notify Dream Holidays of changes in the names or number of guests, the owner reserves the right to ask the additional guests to leave the property.
The client is not authorised to host unexpected guests during the vacation period, not even for brief periods of time.

E) MINIMUM GUARANTEED SERVICES AND UTILITIES AND GUEST ACCOMMODATIONS
The properties, subject to different specifications, all offer the following minimum services and utilities: water (cold and hot), refrigerator, cooking area, bathrooms, crockery and basic kitchen accessories (where required), linens in sufficient quantities for the maximum number of guests stipulated in the reservation form.
Additional services and utilities beyond the guaranteed minimum, or properties which do not provide the minimum guaranteed services and utilities are duly indicated.
In the catalogue, the structure of each property is described in detail in a special information sheet, which indicates all of the services included in the price and those offered at an additional cost.

F) DURATION OF THE VACATION ARRIVAL AND DEPARTURE CONDITIONS
Generally, the minimum vacation period is one week (seven nights) or, where specified, for a minimum period of three days.
Normally, the vacation periods are defined in weeks or multiples of weeks; however, on request and with the confirmation of the property owners, special conditions regarding the duration of the vacation period are possible.
The vacation period generally begins on Saturday afternoon and ends on Saturday morning.
Generally, subject to special dispositions, arrival is expected between 3:00pm and 7:00pm on Saturday afternoon; the property must be vacated the following Saturday morning by 10:00am, so that the property can be cleaned before the arrival of the next group of guests.
Dream Holidays must be notified of late arrival, sufficiently in advance. If not notified in advance, the owners are not obligated to wait for the client past 7:00pm.
Before departure, the client must obligatorily contact the owner of the property or his/her representative to make arrangements for the return of the keys and for the inspection of the property in the present of the client.
On arrival, the clients must present the entry voucher. In compliance with Italian law, the owner or his/her representative, is authorised to request identification documents in order to verify the identity of the guests and to complete the registration forms required by local Authorities.

G) PETS
Each description indicates whether or not pets are allowed.
If not explicitly specified, pets are not allowed.
If pets are allowed, the number, type, species and size of the pets must be indicated.

H) CLEANING
The properties are cleaned before the client’s arrival.
The client must leave the property in order and in acceptably clean conditions. The client must remove trash, unless otherwise indicated.
If requested in advance and at an additional charge to be paid on-site, additional cleaning services are available.

I) LINENS
On arrival, a complete set of linens will be supplied. For vacation periods longer than a week, a weekly change of linens is included in the price, unless otherwise specified.
If requested in advance and at an additional charge to be paid on-site, additional linens are available.

L) POOLS AND MAINTENANCE OF OUTDOOR AREAS
The pools are usually open from May to September.
The period in which the pool is open and available for use is indicated for each structure
The pools do not have a supervisor/lifeguard and use of the pools is at the responsibility and risk of the client. The pools may only be used by the guests indicated in the reservation form and who know how to swim.
Minors may solely and exclusively use the pools in the presence and under the supervision of adults.
The owner is responsible for the maintenance of the pool and garden. The days and hours for maintenance will be agreed upon with the clients.

M) SECURITY DEPOSIT
The amount stipulated for the vacation period does not include either the security deposit, or additional costs, which must be paid on arrival directly to the owner or to his/her representative.
On arrival, the client must pay the owner or his/her representative a security deposit (which varies depending on the size of the property and the value of the furnishings); the amount of the security deposit is indicted in the property information sheet.
The deposit will be returned to the client at the moment of departure, after the state of the entire property has been inspected, except in the case of damages.
If the client must vacate the property before the established time and without due notification, the deposit will be sent to the client subsequently, reduced by the delivery costs for the same.
